Plans: Full working Drawings for Council Requirements.
Building Consent: All council consents and documentation, excludes Geotechs and Resource consents, allowance for consent $2500, construction to very high wind zone.
Footings: Blocks and Slab (based on 2 blocks high) excavations included or rib raft floor as required.
Timber Floor: Bearers Joists and Kopine Flooring, H3 Ply to Wet Areas, all floors glued and screwed. (piles included). Site measure to determine length of piles.
Frames: Bottom plates H3.1, all other H1.2, (cavity battens where required), All pre cut, pre nail all 90x45.
Trusses & Rafters: All pre cut, pre nail Trusses and Rafters Supplied.
Purlins: All 90x45 H1.2.
Roof: Colour steel, Corrugate or Trimline (Dependant on Pitch). Colour of choice.
Garage doors: Colour steel, electric sectional-door with 2 remotes with colour steel trim (If drawn), Colour of choice.
Fascias: Linear fascias and 125 Colour Steel Box Gutters
Building wrap: Diflex breathable wrap, aluband window tape.
Cladding: Exterior James Hardie Linea weatherboard or ply and batten, all flashings, corners and joiners supplied.
Soffits: 450mm hardiflex plus jointers.
Joinery Exterior: All aluminium joinery, double glazed, pre primed jambs. Colour of choice.
Ceiling battens: Steel barracuda battens and fixings.
Nailbox: Nails, Screws, Glue, Pins, Sandpaper, Fixings and Flashings etc.
Labour: Supply of labour for Shell only build
Insurance: Full replacement plus public Liability
